Eric's killer entered and exited the surveillance room through another door than the one we saw, which the killer had the key to.
Eric's killer entered and exited the surveillance room through the door after Eric opened/unlocked the door from the inside with his key. The killer then entered the room (without closing the door), killed Eric, then closed the door shut. During the murder, the killer also destroyed the room with non-magical means.
Eric's killer used the key to the room when entering and exiting the surveillance room to kill Eric. The key on the floor is irrelevant (i.e. a key to another room, or a second key to the room)

There are more than one key to the surveillance room, one was on the floor, the murderer had another one
Eric's killer locked the door to the surveillance room, killed Eric, unlocked the door, threw the key on the floor, exited the room, and locked the door from the outside with another key.
The killer used the key to the surveillance room to unlock the door, enter the room, lock the door, kill Eric, throw the key on the floor, use the master key to unlock the door, exit the room ,and finally lock the door with the master key.
