Lucy first killed Howard, took his masterkey and left through the secret passage which lead to somewhere. From there she headed to Charlie's room, opened the door with the masterkey, killed him, left and closed the door with the masterkey.

Lucy never used the master key to unlock a door.

Lucy couldn't get in Charlie's room, so she just flooded Charlie's room with poisonous gas.

Lucy entered the room because Charlie let her enter. She killed him and then Got out and locked the door with the masterkey

Charlie never believed lucy was dead because no official doctor told charlie lucy was dead. Charlie let lucy into the bedroom then began chatting about how lucy survived. In the middle of the conversation, lucy killed charlie unexpectedly.

Lucy faked to be another person, disguising her own voice, tricking charlie into opening the door. Rest is as previously depicted. (masterkey, etc.)

Alternatively

Lucy used a recording of someone else talking to trick Charlie into opening the door. She then killed him and left with the masterkey.

Lucy couldn't use the masterkey on the way out of Charlie's room. Maybe Charlie's room had multiple keys though.

Charlie had no real reason to forfeit to his own room when they already locked the one who they thought to be the culprit. This lets me deduce that Charlie was killed outside his room. Then the murderer - probably Lucy - tossed him into his own room, put a string on his key from the inside, pulled the string through the keyhole, closed the door and then used the key to lock the door from the inside.

I am not at a computer right now and will not be for another 5 days. I did this on phone, but will not copy to first page and probably not do this again until I get home to a computer again. But I will give you this:

It is forbidden for a character to disguise themselves as another without any clues.
